Make Wakonda your home away from home
Wakonda is more than a campground. Since 1990, our cooperative has been collectively owned and cared for by the shareholders who spend their summers here.
Set on 82 acres in the Adirondacks, Wakonda includes 132 campsites and 16 cottages. The grounds offer access to our private Lake Wakonda, a half-mile of the Schroon River, and shared recreational spaces and amenities.
Becoming a shareholder means having a place of your own at Wakonda while also becoming part of the cooperative that cares for it.
What does cooperative ownership mean?
Unlike a traditional campground, Wakonda is owned jointly by its shareholders.
When you purchase at Wakonda, you acquire shares in the cooperative along with a proprietary lease that gives you exclusive occupancy of your campsite or cottage. Shareholders also have voting rights and a voice in how the cooperative is governed.
An elected Board of Directors helps set policy and oversee the cooperative, while Wakonda’s staff maintains common buildings, grounds and shared infrastructure.

What does being a shareholder involve?
Sharing in the care of Wakonda
Shareholders pay monthly maintenance charges that support the operation and upkeep of the cooperative. These funds help provide services such as water, common infrastructure, trash collection, road and grounds maintenance, and care of Wakonda’s shared buildings and recreational areas.
Shareholders are responsible for maintaining their own campsite or cottage. Campsite shareholders keep their sites neat and maintain certain site-specific items, while cottage shareholders are responsible for maintaining and repairing their cottages.
Being part of a cooperative community
Wakonda is intended to be a community where shareholders get to know one another and share in the enjoyment and care of the campground.
Shareholders elect members of the Board of Directors and participate in the governance of the cooperative. Campground rules and policies are guided by mutual respect for one another, the property and the community we share.
Because Wakonda is designed around this cooperative model, rentals are limited and are not intended to be the primary use of a campsite or cottage.
